DETAILED AMENITIES

As a recently built three-story townhouse-style condo with amazing unobstructed views of the ocean, Cayman Sunset at Coconut Bay offers a fantastic vacation rental value for groups of friends and family. The property is a 15-minute drive from the airport and only five minutes away from the most popular Grand Cayman destination — the white sands of Seven Mile Beach. But you don’t need to hit Seven Mile Beach to get wet at Coconut Bay — our property features two freshwater swimming pools and a dedicated shore ladder for easy access to the water for unbelievable snorkeling and scuba diving in your own backyard. Cayman Sunset is also only minutes away from popular bars and restaurants, including picturesque beach-front locations for fantastic ocean views while you eat. All the necessities are close at hand as well, with several supermarkets, gas stations, ATMs, liquor stores and other basic needs readily accessible in West Bay and Seven Mile Beach.

**First Floor**

The ground floor of Cayman Sunset boasts a large kitchen with ample counter space and seating for three at the barstools. All basic appliances are available (oven, stove, refrigerator, toaster, coffeemaker), plus a CD player and radio with iPod docking station and mp3 player input cable. The dining area features seating for six around a large glass-top table. The living room includes a large-screen TV plus DVD player and two comfortable sofas. There is also a convenient half bathroom located just off the kitchen area.

Directly off the living room is a grand patio overlooking the beach and ocean, featuring a circular picnic table with four chairs and a gas grill for barbecuing. All the basics needed for cooking in the kitchen and grilling outdoors are provided — making it easy and fun to eat and entertain at home after picking up food at one of the well-stocked local supermarkets.

**Second Floor**

On the second floor you will find two spacious bedrooms and two bathrooms. Each bedroom has a comfortable queen bed and the West bedroom looks directly out onto the water through three large windows. The West bedroom also has an en-suite bathroom for extra privacy and convenience. The East bedroom has a pleasant view of the center of the complex, with lush tropical landscaping and a white pergola framing the pool area . Both bedrooms feature generous closet space and a chest of drawers for extra storage. A full washer and dryer are also located on the second floor.

**Top Floor**

The top floor is entirely occupied by an enormous master bedroom with en-suite bathroom and a huge walk-in closet. Everyone’s favorite feature of this room is the expansive ocean view through the wall of windows facing West out of the spacious sitting area.

With a luxurious queen bed and a fold-out sofa bed, this room can sleep up to three people comfortably and can also double as a second living/entertainment area or a play area for kids. A flat screen HDTV with cable and a DVD player were recently added to further enhance this room.

POLICIES

Deposits – 50% reservation deposit required within seven days of booking. We accept U.S. checks, wires and major credit cards (Visa, MasterCard, American Express and Discover). We do NOT charge an additional fee for deposit payments made by credit card.

Balance – Remaining 50% is due upon arrival (cash only). The balance may also be paid prior to arrival by U.S. check, wire or major credit card (Visa, MasterCard, American Express and Discover). We reserve the right to charge an additional fee for balance payments made by credit card.

Cancellations

Low Season Bookings – Cancellations made sixty (60) or more days prior to arrival are subject to a 15% (15% of total rate) or $300.00 (whichever is greater) cancellation fee. Cancellations made more than fourteen (14) days but fewer than sixty (60) days prior to arrival are subject to a 30% cancellation fee (30% of total rate). Cancellations made within fourteen (14) days of arrival are subject to a 50% cancellation fee (50% of total rate).

High Season & Holiday Bookings – Cancellations made ninety (90) or more days prior to arrival are subject to a 20% (20% of total rate) or $500.00 (whichever is greater) cancellation fee. Cancellations made more than thirty (30) days but fewer than ninety (90) days prior to arrival are subject to a 35% cancellation fee (30% of total rate). Cancellations made within thirty (30) days of arrival are subject to a 50% cancellation fee (50% of total rate).

For any cancellation at any time, you may find a suitable substitute renter (approved at the discretion of Cayman Sunset at Coconut Bay and its management) for a full refund less a 5% administration fee (5% of total rate).

For cancellations made sixty (60) or more days for low season bookings and ninety (90) or more days for high season and holiday bookings, the cancellation fee can be applied toward a future booking within one (1) year of cancellation.
