The Villa Makmur residence is a beautiful 180-unit three bedroom condominium nestled atop a hill in Jalan Dutamas Raya. It overlooks the affluent township of Mont Kiara and Segambut, just North of the vibrant city centre of Kuala Lumpur.

The residence offers 50 individually furnished rooms, each designed to promote comfortable and convenient urban living. We are a fully operational residence with complete facilities and are conveniently located to nearby amenties. Villa Makmur Features

Villa Makmur is a luxury condominium project by Adat Makmur, a subsidiary of ZIZI Group. It is situated on a little hill in an elite neighborhood. It is a popular residential place among expatriates because it is nearby a number of international schools, namely Mont Kiara International School, the French International School and Garden International School.

This low density freehold development is enclosed with lush greenery making it a perfect escape from the hustle and bustle of the city centre. It has 180 units consisting of corner units, intermediate units and penthouse units.

The units have large built ups starting from 1,124 sq ft up to 3,555 sq ft. All units are spacious and elegantly designed. Each unit comes with a covered parking slot. They also come along with top rate facilities to cater to residents.

Those who love the water can go swimming at the swimming pool located right outside the building. Parents can play with their kids on weekends and perhaps teach them how to swim at the wading pool.

Health buffs can make use of the many exercise equipment available at the gym. If you want to play a quick game of tennis with your buddies, a tennis court is also at hand.

Villa Makmur is located in a strategic area. It can be easily accessed through Sri Hartamas and Mont Kiara. Going to the city will not be hard either because you can pass by Jalan Kuching, Jalan Duta, Segambut or Jalan Ipoh. The city centre of Kuala Lumpur is only 15 minutes away by car. In case you want to shop, do business or just go out, commuting will be very convenient.

Villa Makmur can also be accessed through numerous highways such as New Klang Valley Expressway (or NKVE), Penchala Link, North-South Highway (also known as PLUS Highway) and Sprint Highway.

Terms & Conditions

These Terms and Conditions are incorporated into and made a part of Reservation Agreement entered between Hirer and ADAT MAKMUR SDN BHD (hereinafter “Villa Makmur”) the management company acting as Owner and Management Company for the VILLA MAKMUR RESIDENCE of the subject property

Vacation Home Rental Bookings

A booking is only deemed legally binding between Villa Makmur and the Hirer once payment of the required deposit has been paid by Hirer and Villa Makmur have cleared the funds and issued written confirmation to Hirer.

Once the booking has been confirmed, the Hirer agrees to the rules, regulations and legislation appertaining to the lease of the home.

The Hirer agrees to hold harmless Villa Makmur from any and all illnesses or injuries to occupants, family members or guests occurring on or about the premises, or any suits or claims of any occupant, family member or guest in reference to damaged, lost, stolen or destroyed personal belongings.

The Hirer agrees to hold harmless the owners from any disruption to their vacation through “acts of god” such as inclimate weather etc.

The Hirer agrees to assess their individual situation and arrange personal travel insurance before traveling if considered necessary to protect themselves in the event of any of the aforementioned possibilities.

Prohibited Uses

Only Hirer and person (guests) identified in the Agreement as a Guest party may use or occupy any part of the residence premises. Hirer may not invite other persons to make use of the premises or the amenities related to such premises for any reason whatsoever.

No pet or animal is found accupying the premises, Hirer will be subject to all other rights and remedies of Villa Makmur for violation of these Terms and Conditions, and, in additional of US$100 cleaning fee.

Parents are solely responsible for supervising their children on the premises, including the pool, gymnasium, if applicable. Adult supervision is required at all times when children using the pool.

Hirer must be 21 years old of age and hold a major credit card (not debit card) in their name.

Right to Refuse Occupancy and Removal of Guests

If Hirer violates the Terms and Conditions of occupancy of residence’s premises, including without limitation, failure to pay rent with Villa Makmur, failure to check out of the premise at the time set forth herein (or if such time extend at Villa Makmur’s sole option, at the time otherwise agreed by the Hirer and Villa Makmur in writing), causing damage to the Residence, or engaging the prohibited use of the residence, and Hirer fails to pay for, or vacate the Residence upon written or oral request by Villa Makmur, Hirer may summarily removed.

In addition, in the case of a large unpaid bill for rental of the residence/premises where Villa Makmur reasonably determines that such an unpaid bill may not be paid by Hirer, Villa Makmur may elect, in addition to all remedies available to Villa Makmur, to lock Hirer of the residence/premises until the payment arrangements are made.

In the event a Hirer fail to depart from residence unit at on 11.00am, forcing Villa Makmur not to able to clean and prepare the residence’s unit for next arriving hirer that day and having to move that Hirer to another residence’s unit, the departing hirer agrees to pay damages and cost incurred by Villa Makmur.

Villa Makmur reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin.


At time of booking, a non-refundable deposit of 20% is required to secure the booking. Until this deposit is received and cleared, the booking will be classed as “provisional” and therefore still available. This means that, should another hirer request the same week(s) and produces their deposit first, then your booking for that period will become void and other dates will need to be clarified.

Security Deposit

After the booking has been confirmed by Villa Makmur, and no less than 7 days prior to the commencement of the short term lease date, the hirer must provide to the owners, a Visa, MasterCard or American Express deposit of US$200 per stay.

NO charge will be made to the credit card unless there are damages to the assigned property.

In the unlikely event damages exceed US$200, the hirer will be provided with a full breakdown of all damages along with a statement showing the excess that is being charged. Failure to pay will result in further action being taken to secure payment.

Payment Methods

Bankers Draft, Wire Transfer or Credit / Debit Card – (note: a 4% surcharge may be levied for credit cards / Paypal payments).

Currency preferred US$ or Sterling, but some other currency payments may be acceptable.

All currencies other than US$ will be processed at current exchange rates prevailing at time of payment. Please note that any charges levied on Villa Makmur in connection with the currency exchange will be charged to the hirer.

Final Payment is due no less than 28 days prior to commencement of stay.

Special Payment Terms

Monthly installments terms are available on request and will be entered into at the discretion of the owners. If granted, a 5% handling fee will be added to the total rental cost. Please note that credit checks will be carried out on application.

Check-In / Check Out Times

Check In 4.00p.m – Check Out 11.00a.m.

Check In can be anytime after 4.00p.m. but will still be charged as if occupation was from 4.00p.m.

Late Check Out may be able to be extended past 11.00a.m. subject to prior notification to the owners and availability. This will be charged for at the rate of $25 per hour from the time of 11.00a.m. until the hour of 4.00p.m.

If Check Out needs to be extended after 4.00p.m. subject to prior notification to the owners and availability, a full night will be charged for.

If late Check Out is NOT Authorized and agreed by Villa Makmur, a full night will be charged regardless of the number of hours Check Out is delayed by.

Cancellation Policy

Verbal or telephoned cancellations will not be accepted. Cancellations will only be accepted in writing and must be made AT LEAST 30 days prior to the arrival date.

Written cancellations MUST contain a valid signature (i.e. not a digital signature).

If cancellations are made 30 days or more from the arrival date, a full refund less administration and bank/credit charges (notified at time of cancellation) will be made.

If cancellations are made LESS than 28 days from the arrival date, no refunds will apply.

No-shows will not be entitled to any refunds.
