These are the basic terms and conditions of the rental. Once your deposit has been received a rental terms on the website agreed to, the Property Owner will confirm the booking. The complete agreement is on the website

50% Deposit required upon reservation booking.
Remainder of rental cost is due within 7 days.
$300 security deposit is due on receipt of keys at start date of the rental.
Guests agree to:
-Smoke only outdoors using appropriate receptacle and great caution.
-Limit all overnight guests to those listed on the agreement, maximum 10 (including children
-Keep the Property clean, sanitary and in good condition.
-Upon termination of the Vacation Rental, the Guest(s) agrees to leave the Property in a condition equal to that which existed when the Guest took occupancy, except for ordinary wear and tear;
-Notify Property Maintenace immediately of any defects or dangerous conditions in and about the Property of which the Guest becomes aware; and
-Reimburse the Property Owner for the cost of any repairs required to the Property due to damage by the Guest(s) or the Guest's friends, family or invitees through misuse, accident or neglect.
-The Guest shall, within 12 hours of arrival at the Property, examine the Property and its contents, including appliances, furnishings, carpets, blinds and fixtures, and shall notify Property Maintenance immediately of any deficiencies or, if the Property is not found to be in good, safe and clean condition and repair at check in.
Confirmation of Booking
A booking is not considered to be final until the full rental has been paid.
There will be a $200.00 cancellation fee for any cancellation regardless of cause in order to cover associated costs. If the reservation is cancelled less than 30 days prior to the Start Date, the Guest will be charged the full amount of the rent. Should another Guest book for some or all of the rental period, the Guest will be refunded the amount of money recovered less the cancellation fee of $200.00.
Use at own risk
As a condition of the rental, the Guest agrees that the rental and use of the Property is entirely at the Guest's own risk including, as applicable, the use of decks, recreation and beach equipment, massage chair, outside and surrounding property, and the Guest agrees to hold harmless the Property Owner (or its Agents) from and against any and all claims, actions or damages arising from the use of the Property on account of personal injury or property damage sustained by the Guest and its invitees as a result of any cause arising out of this Agreement. All personal property brought to the Property shall be and shall remain the Guest's sole responsibility and risk, and neither the Property Owner, nor its agents shall be liable for any damages to or loss of such personal property nor shall the Property Owner be liable for any injury to the person of the Guest(s) or other persons in or about the Property.
Assignment and Subletting
The Guest will not sublet any part of the Property or assign this Agreement.
Violating Laws and Causing Disturbances
The Guest and family, friends or invitees will not use the Property or adjacent areas in such a way as to: (a) violate any law or ordinance, (b) commit damage to the Property, or (c) create a nuisance by annoying, disturbing, inconveniencing or interfering with the quiet enjoyment and peace and quiet of any nearby resident.
No animal, bird or other pet shall be kept on the Property, even temporarily, without the prior written consent of Property Owner.
Property Owner's Right of Access
In the event of an emergency, the property owner (or their Agent) may enter the Property during the Vacation Rental to perform maintenance and to make repairs.
Possession of the Property
If owners are unable to deliver possession of the Property to the Guest for any reason not within their control, including but not limited to partial or complete destruction of the Property, this Agreement will be terminated. In such event, liability to the Guest will be limited to the return of all sums previously paid by the Guest.
The Guest acknowledges that the Property Owner has made the following disclosures regarding the Property: Deck may be slippery, use caution on all stairs, use massage chair and steam shower at your own risk, Very steep grades on east and south property - do not walk around lot beyond level and gradual sloping surfaces of front, side and back yards.
Grounds for Termination of Vacation Rental
The failure of the Guest(s) or their friends, family or invitees to comply with any term of this Agreement or those implied by law is grounds for immediate termination of the Vacation Rental, immediate surrender of possession of the Property and forfeiture of any amounts paid .
